Answers before you get started.

A little information can make hiring an appraiser feel much simpler.

How much does an appraisal cost?

The fee depends on the property, location, purpose and amount of research needed. Send the property address and a brief description of your needs for a scope, fee and estimated delivery date before you commit.

How long will it take?

Timing depends on scheduling, property access, complexity and the valuation date. Tell Van about any deadline when you inquire so availability can be discussed before the assignment begins.

What if I am not sure which appraisal I need?

Start with the property address and the decision you are trying to make. Van can discuss the appraisal options and, when appropriate, coordinate the assignment details with your attorney or tax adviser.

Can you determine what a home was worth on a past date?

Retrospective assignments may be available. The appraisal uses an agreed historical effective date and considers relevant market evidence and the property’s condition at that time. Include the date you need when you request a quote.

What should I have ready for the property visit?

Confirm access to the home and relevant areas of the property. A list of improvements, available floor plans, surveys or other useful property records can help. For a past-date appraisal, older photographs and information about changes to the home may also be useful.

Can a private appraisal be used for a mortgage?

Mortgage lenders generally have their own appraisal ordering and acceptance requirements. Check with the lender before ordering a private report for a loan.

Do you appraise unusual or complex homes?

Van has experience with complex, unusual and challenging residential properties. Share the property details and intended use so competency, scope, available evidence and suitability can be reviewed before acceptance.

Will an appraisal guarantee a particular outcome?

No. An appraisal is an independent opinion of value for a specified date, use and set of intended users. It does not promise a sale price, settlement, tax result or acceptance by a lender, court or other authority.
